Description

Nordhavn 46’ 2003

“MV Anita Cay” is hull number 82 of the venerable 46 line.  As such she is the last 46 ever produced, and PAE saved the best 46 for last.  Anita Cay has all of the equipment and upgrades that a true passage maker should have.  Her current owners are the third to have had the pleasure of taking care of her and are offering this vessel for immediate sale.  There have been numerous recent upgrades and changes, and any major maintenance has been performed by qualified maintenance professionals throughout.

Anita Cay comes complete with many redundant systems to provide backup for offshore operations and has been configured with a long list of spares to keep the boat in top notch shape while cruising.

The spacious stern cockpit easily accommodates a small table and two chairs, boasting high bulwarks and featuring a stern door on the transom for access to the teak swim platform. On the port side, another inward-swinging door facilitates entry when docked, complemented by a hot and cold shower and an electrical outlet on the rear cabin wall.

Looking forward, a generously sized window bathes the salon in natural light, while a large sliding door grants access. On the starboard side, a covered side deck extends all the way to the Pilothouse or the Portuguese bridge. Further forward along the side deck, an additional access door simplifies entry from a floating dock.

For nighttime functionality, red lights illuminate the underside of the cockpit and side deck, ensuring easy operations in the dark.

Walkthrough

Accommodations:

The stern cockpit is large enough to easily accommodate a small table and two chairs.  With high bulwarks there is a stern door built into the transom to provide access to the teak swim platform.  To port another door is built in and swings inward to provide easy access when using a floating dock.  There is a hot and cold shower built in on the rear cabin wall as well as an electrical outlet.

Facing forward and there is a large window providing ample light into the salon and a large sliding door providing access to the salon.  To starboard is the covered side deck that allows access all the way forward to the Pilothouse or the Portuguese bridge.  Moving forward up the side deck there is another access door that provides easy access when using a floating dock.

The underside of the cockpit and side deck is illuminated with red lights for easy night time operations.

Salon:

As you enter the salon from the stern you immediately notice the layout that combines sitting areas aft while being able to converse with anyone in the well laid out galley.  There is a large L-shaped settee to port with accompanying dining table, with a single Stressless chair and ottoman to starboard.  All of the upholstery was upgraded and new in 2023, and the chair was added in 2023.  The salon air conditioning unit is located under the aft end of the settee and the port side seats contain large storage areas underneath and behind the cushions.  On the starboard side forward of the chair is an entertainment unit with a tambour door and one drawer as well as a two door cabinet with integral drawers.  Forward of this cabinet on the starboard side is a large storage area at floor level topped with a three level bookcase/display case.  Both the entertainment unit and china cabinet are finished with the same granite countertop as the galley.  An overhead grab bar runs the length of the salon and provides steadying support in a seaway.  The six opening windows and one large window at the aft end are all tinted and each have been equipped with custom blinds.  There are insects screens on a number of the opening windows to allow windows to remain open for additional ventilation.  The ceiling panels are finished in a light coloured ultra-leather and contain all LED lighting throughout.

Galley:

At the forward end of the salon area is the galley.  A large wrap around granite surface countertop contains a cutlery drawer, a four burner Miele propane stove with two deep drawers beneath, a deep stainless sink with two storage cupboards below, an AC/DC Isotherm refrigerator/freezer, Isotherm drinks fridge as well as a Broan trash compactor.  All items are in excellent working order.  Overhead there is a GE Profile Convection/Microwave.  Ample storage is built in to two deep cabinets on the forward wall of the galley and the outer end of the countertop contains a deep storage area underneath.  At the entrance to the galley is a tall cupboard with two deep storage areas on top and four drawers.  Immediately outside the galley is a passageway down to the staterooms and heads, or three short steps up to the Pilothouse.

Pilothouse:

Moving forward and up three steps you enter the pilothouse.  The pilothouse is the command center for the vessel and includes all of the equipment and controls to safely operate the vessel.  Because this vessel has the owner’s cabin forward the pilothouse is full width and provides two large drawers and a deep cabinet in the space where the stairway leading down and forward is in the other configuration.   In addition there is a large cabinet under the drawers that houses the dedicated pilothouse air conditioner.  A complete and well laid out array of electronics along with the vessel’s power control panel are at the heart of the pilothouse.  A Pompanette Platinum Series helm chair will be used while piloting from this space, and immediately behind the chair is a settee with a table and an expandable off watch berth just above it.  All upholstery in the Pilothouse is new in 2023.  Adjacent to the settee is a hanging wet locker.  On each side of the pilothouse there is a sliding full length door that provides easy access to the Portuguese bridge.  To round out the desk space there is a folding chart table that bridges across the port  side to the settee and table.

Guest Stateroom:

Down the companionway steps to port is the mid-ship guest stateroom.  This also serves as the entrance to the engine room through a large fire rated door with sight window.  The stateroom features a double sized convertible berth to port with a library and desk area to starboard with connected chair.  Underneath the berth are two large storage drawers, a cabinet providing access to the overboard discharge for the forward black water tank, the washer discharge, and a cabinet providing access to the port side stabilizer.  An overhead storage locker completes the desk area.  Immediately adjacent and aft of the berth is a large hanging locker, and a deep storage compartment that is under the countertop in the galley.  The stateroom is equipped with two large opening portlights with insect screens and integrated storm plates.  To further enhance ventilation a ceiling fan is mounted to the dorade vent located on the forward part of the hull.  Air conditioning is fed through a vent connected to the forward master stateroom.

Guest Head:

Immediately across the companionway to starboard is the guest head.  This head features an Atlantis Freedom fresh water flush toilet, and large standup shower with exhaust fan and large portlight.  Again, this portlight is configured with insect screens and a storm plate.  A large amount of storage is available both above and below the sink.  Adjacent to the toilet is a panel providing access to the starboard stabilizer.

Owner’s Head:

The owner’s head is located just forward of the guest head on the starboard side of the companionway and has all the same features and storage areas as found in the guest head.  The only significant difference is there are two portlights with insect screens and storm plates for ventilation.  Just outside the owner’s head is a door that separates the owner’s head and stateroom from the rest of the vessel.

Owner’s Stateroom:

Immediately across from the master head on the port side of the companionway is the washer and dryer.  They are Asko brand appliances and are in excellent working order.  The dryer is ventilated to the outside of the boat.  The owner’s stateroom is forward and up two steps to encompass the entire forward end of the vessel.    It features a full queen bed, two immense hanging lockers with storage underneath, four large drawers under the berth with storage under the bottom drawers, and four other large storage cabinets around the perimeter of the room.  At the head end of the bed is full width deep storage compartment.  Along the port side there is a small settee with underneath storage and a large clothes hamper integrated into the seat back.  At the aft end of the stateroom is a large dresser and mirror with eight storage drawers underneath.  There are two independent floor mounted storage compartments as well as access to the forward fuel and black water tanks in the sole.  Underneath the bed are four of the house batteries, the air conditioning unit for the master and guest staterooms, access to the bow thruster, two solar charge controllers as well as the battery charger.

Engine Room:

The engine room is accessed through a door in the bulkhead at the aft end of the guest stateroom.  Additional access is available from the salon above through four large insulated floor panels.  The salon floor also has access panels for the top of the fuel tanks and a separate access hatch that allows access to the fuel manifolds and starboard side of the main engine.  The engine room is well organized and provides easy access to the main and wing engines plus the generator for maintenance purposes.  On access to the engine room from the guest stateroom, the port side contains all the main electrical connections with Xantrex inverter/charger, air conditioning pumps, water pumps and water heater.  On the starboard side just forward of the main engine is the fuel manifold that allows fuel transfer to/from either tank for each of the main, wing, and generator.  Further to starboard are the fuel filters, fuel transfer pump and the stabilizer control modules.  Adjacent to the main on the starboard side is the master controller for the watermaker.  Aft of that is the generator with the wing engine to port.  The Fiberglass fuel tanks are mounted all the way outboard to port and starboard.

Exterior Deck Features:

Foredeck:

The foredeck is forward of the Portuguese bridge and is accessed through a large hatch that separates the bridge from the foredeck while underway.  The foredeck contains a large deck box on centreline and three hatches providing light and ventilation to the owner’s stateroom.  A single dorade vent is located on either side of the deck box and provides ventilation to the guest and owner’s cabins.  Deck access ports are located port (forward black tank pump-out) and starboard (forward tank fresh water fill).  At the forward end of the foredeck is a double bow roller in line with the Maxwell VWC 3500 windlass with foot pads to operate the windlass that lead to the 88# Rocna anchor.  A 30’ ‘three strand’ bridle runs from the foredeck down to the towing eye at the water line for an alternate anchor snubber.  A Freeman watertight hatch provides easy access to the chain locker where an additional backup rode and anchor are located.  There are also fresh and salt water washdown spigots on the port side forward to ensure the foredeck and anchor remain clean.  A custom sun shade is stored in the deck box and allows full sun protection for the foredeck while allowing ventilation hatches to remain open without concern for rainwater ingress.  Other items stored in the deck box include a Mantus anchor bridle and a wide selection of ropes and lines.

Boat Deck:

Proceeding around the Portuguese bridge to port you go up five steps to the boat deck.  The first step incorporates deck access ports for fresh water to the aft tank and black water pump out to the aft tank.  Once on the boat deck you have immediate access to the davits mounted to port that hold the tender when not in the water.  The tender is raised and lowered with a boom.  When the tender is not on board this area provides a safe space to set out deck chairs or relax in the sun.  Safety rails are complete around the deck to provide safe maneuvering.  On centre line is a faux stack with mast and rigging for the dry stack exhaust and various antennas.  On the starboard side of the boat deck is a deck box that can be used to store various items.

Flybridge:

Up three steps on the port side of the boat deck provides access to the flybridge.  The flybridge has two Navigator Offshore swivel chairs and a large settee across the width of the flybridge.  On the port side of the flybridge there is another large deck box.  From the flybridge you have a commanding view of the entire boat and have all the necessary instrumentation to safely navigate the boat while underway.  The flybridge is shaded with a bimini top that also houses two solar panels.
